UM, SO WE'D LOOKING AT 40, ALMOST 50 UNITS, UH, BUT THAT'S WITHOUT PARKING, DRAINAGE, DETENTION, WE STILL HAVE TO GO THROUGH THE FULL BLOWN SITE PLAN.
UH, THERE IS MULTI-FAMILY ZONING TO THE WEST AND THEN ADDITIONAL RS, UH, TO THE EAST.
SO THIS, UH, PROJECT DOES FIT IN LINE WITH, UH, UH, A GOOD STAGGERED STEP BETWEEN THE KIND OF OFFER, A BUFFER BETWEEN THE MULTI-FAMILY AND STEP DOWN.
AND AGAIN, UH, TOWNHOMES IS, UH, WHAT WE CALL A MISSING MIDDLE PROJECT, UH, PRODUCT.
UM, IT'S A SINGLE FAMILY TYPE THAT THAT'S VERY VALUABLE IN MOST COMMUNITIES.
UH, SO STA STAFF DOES RECOMMEND APPROVAL OF THE REQUESTED ZONING CHANGE AT THIS TIME, AND I CAN ANSWER ANY QUESTIONS YOU MAY HAVE.

UM, AND I BELIEVE AT THE TIME COUNSEL HAD ISSUES WITH, UM, THE DENSITY VERSUS THE ROADS, BUT NOW THE ROADWAY THERE ARE, IT IS DIFFERENT NOW THE WITH THE APPROVED BOND, IS THAT CORRECT OR WHAT THERE IS PLANS FOR THAT IMPROVEMENT TO THAT ROADWAY? UH, YES.
I BELIEVE AT THE PRIOR, UH, REZONING REQUEST, UH, THEY WERE CONCERNED ABOUT THE, THE DENSITY AND THE AMOUNT OF TRAFFIC THAT WOULD BE GENERATED ON BB ROAD.
UH, ROAD BOUND PROGRAM DID INCLUDE IMPROVEMENTS TO BB ROAD WIDENING, SO, UH, STAFF HAS LESS CONCERNS ABOUT THE, THE DENSITY ALONG THAT.
AND AGAIN, UH, BASED ON THE ZONING, THE ADJACENT ZONING AND THE PRODUCT TYPE THAT'S BEING OFFERED STAFFED DOES RECOMMEND APPROVAL.

UM, NOW THAT THE BOND PACKAGE, UH, WAS APPROVED IN NOVEMBER FOR 50 60 MILLION TO EXPAND THAT ROAD, UM, THE TRAFFIC IT WAS, IS NOT GONNA BE AN ISSUE.
WHAT WE DID WAS WE LOOKED AT THIS LOCATION FROM A RETAIL ASPECT AND THERE'S JUST NO MARKET FOR RETAIL.
IT'S, THERE'S PLENTY OF RETAIL IN THE AREA OF THAT, THAT, UH, DEVELOPMENT DEVELOPMENT AREA.
UM, BUT THIS LOOKED MORE LIKE A, A RESIDENTIAL AND IN BETWEEN A MULTI-FAMILY AND A CONVENIENCE STORE.
UH, IT'S NOT GONNA BE YOUR STANDARD RESIDENTIAL.
IT COULD, WE TRY IT A LOT ON A CONCEPT FOR PATIO HOMES AND, AND DUPLEXES, BUT IT JUST, THE ZONING JUST WOULDN'T FIT THE SITE.
THE SITE LOT SIZES WERE, WERE SMALLER, SO WE LOOKED AT A COUPLE OF CONCEPTS WITH THE TOWNHOMES AND THAT WORKED REALLY WELL.
WE'RE ONLY A WALK AWAY FROM, UH, CAL VISTA PARK, FUTURE CAL VISTA PARK.
WE'RE ONLY A WALK AWAY FROM SCIENCE HALL ELEMENTARY.
IT'S JUST A PERFECT LAND USE RESIDENTIAL LAND USE FOR SAY, STARTER HOMES OR AFFORDABLE HOMES FOR LITTLE FAMILIES TO GET IN THERE TOO.
I THINK MY NUMBERS CAME INTO 30 TO 40 UNITS, SO IT WON'T BE REALLY A, A HIGH PACK DENSE FACILITY.

I WOULD ARGUE THAT, UM, DUE TO THE CONFIGURATION OF THAT SHAPE, YOU KNOW, RETAILERS LIKE VISIBILITY, RIGHT? AND SO IF YOU DID A, A STRIP CENTER ON THERE, UH, KIND OF AN L-SHAPED STRIP CENTER ALONG THE WESTERN SIDE AND THEN DOWN THE SOUTH SIDE, YOU KNOW, WITH PARKING IN FRONT OF THAT, UH, I WOULD, UH, ARGUE AND THE RETAILERS HAVE TOLD ME THAT THERE'S NO INTEREST, UH, IN ANYTHING ON AROUND THAT SOUTH BO BORDER IN, SAY YOU HAD A, A NEIGHBORHOOD STRIP CENTER IN THERE, YOU COULD HAVE THOUSAND, 1500 SQUARE FOOT UNITS AND THE FIRST ONE WOULD HAVE SOME RETAIL CUZ IT'D HAVE VISIBILITY, RIGHT? THE SECOND SPACE, EH, IT STARTS TO GET IN THERE.
YOU MIGHT HAVE SOME VISIBILITY COMING OFF BB THERE, BUT ANYTHING PAST THAT AND DOWN THE L THERE WOULD NOT BE ANY KIND OF RETAIL, UM, TYPE OF USE IN THERE BECAUSE, UM, IT JUST CAN'T BE SEEN.
THEIR BUSINESS CAN'T BE SEEN FROM, FROM BB ROAD VERY WELL.
