THE CITY COUNCIL VOTED TO APPROVE A CHAPTER 380 AGREEMENT WITH HAYS COUNTY BARBECUE ON NINE 324 FOR THE SITE, LOCATED IN THE YELLOW TRIANGLE RIGHT HERE AT THE SOUTHERN END OF OLD HIGHWAY 81 AND I-35, THE 380 IS GOING TO HELP DEFRAY THE COST OF A LARGE WATER LINE THAT THEY NEED TO HELP SERVICE THEIR SITE FOR INSTALLATION, AND THE SITE NEEDS TO BE REZONED TO MATCH LIMITED ZONING. IN THEIR ORIGINAL TOWN DISTRICT AND REMOVE ESSENTIALLY WHAT OUR VERSION OF LIGHT INDUSTRIAL IS IN THE ORIGINAL TOWN, WHICH WE DO NOT WANT, FROM A COMPREHENSIVE PLAN STANDPOINT, THIS AREA IS IN THE REGIONAL COMMERCIAL COMMERCIAL AREA. SO YOU'RE LOOKING AT HIGH DENSITY MIXED USE HIGHWAY RETAIL, RESTAURANTS, OFFICE, ETC. SO A BARBECUE JOINT RESTAURANT FITS IN WITH THIS, MORE REGIONAL USES. AND THE IDEA IS TO CREATE A MORE SUSTAINABLE, SUSTAINABLE DEVELOPMENT AND WITH EXPERIENTIAL USES, WHICH WE BELIEVE THEY ARE GOING TO DO, AGAIN, IT'S 1.54 ACRES TO CBD, TWO. IT IS WITHIN TRES NUMBER SIX, WHICH IS THE DOWNTOWN TRES, AND IT WILL GENERATE INCREASED AD VALOREM AND SALES TAX FOR THE TRES, WHICH IS GOOD BECAUSE WE HAVE APPROXIMATELY $100 MILLION WORTH OF PROJECTS IN THAT TRES.
SO WE NEED EVERY BIT WE CAN GET, PRIOR TO THIS, HAYS COUNTY BARBECUE, OWNING THE SITE A COUPLE YEARS AGO WAS A TIRE SHOP. AND SO DOWN ZONING IT TO CBD TWO, IS THE BEST FOR BOTH THE APPLICANT AND THE CITY. THE APPLICANT WILL BE ABLE TO UTILIZE MORE OF THE SPACE ON SITE, AND THE CITY IS MORE RESTRICTIVE ZONING DISTRICTS. SO THAT WORKS OUT PRETTY GOOD, Y'ALL ARE HEARING THIS TONIGHT, AND CITY COUNCIL WILL SEE THIS ON THE 17TH AND THE SECOND. IF IT GOES TO SECOND. READ JUST SOME TYPICAL STANDARDS FOR THE CBD. THERE'S THREE OPTIONS, RECOMMEND APPROVAL OF THE ZONING REQUEST. RECOMMEND APPROVAL OF A LESS INTENSE ZONING DISTRICT.
