SO THIS IS IN THE AMBERWOOD RANCH SUBDIVISION THAT YOU'RE PROBABLY ALL FAMILIAR WITH. THIS WILL BE THE LAST PAD SITE TO CLOSE OUT THIS PROJECT. SO THEY'RE LOOKING TO CONSTRUCT AN APPROXIMATELY 11,840 SQUARE FOOT RETAIL BUILDING. AND THE MATERIALS CONSIST ALMOST ENTIRELY OF BRICK, AND THERE ARE APPROPRIATE ARCHITECTURAL FEATURES TO ACCENT THE BUILDING. SO THE TOP IS THE FRONT OF THE BUILDING, AND THEN THE BOTTOM IS, IF YOU'RE LOOKING AT THE BUILDING, THE RIGHT SIDE.

SO IT'S PRETTY MUCH ENTIRELY BRICK WITH GLAZING AND AWNINGS AND THINGS LIKE THAT. THERE'S ALSO IT'S A LITTLE BIT HARD TO TELL IN A 2D IMAGE, BUT THE WHITE IS KIND OF BUMPED OUT A LITTLE BIT IN FRONT OF THE GRAY. SO THERE'S SOME CHANGE IN ELEVATION A LITTLE BIT THERE.

AND THEN ON THIS ONE THE TOP IS THE BACK OF THE BUILDING, AND THEN THE BOTTOM IS THE LEFT SIDE OF THE BUILDING. IF YOU'RE IF YOU'RE FACING THE FRONT. GOOD EVENING, KAYLA SHARPE, SENIOR PLANNER. LAST ONE FOR TONIGHT. SO THIS ONE IS A PROPOSED BREWERY LOCATED ON NORTH OLD HIGHWAY 81. AND THIS ONE IS A LITTLE BIT UNIQUE. SO I'M GOING TO TRY AND WALK YOU THROUGH IT BEST I CAN. SO YEAH. SO THIS ONE IS JUST A LITTLE OVER 6000 SQUARE FOOT BREWERY AT 705 NORTH OLD HIGHWAY 81. THE MATERIALS CONSIST PRIMARILY OF BRICK, STUCCO, AND SOME METAL PANELING. THE APPLICANT IS REQUESTING AN EXCEPTION TO THE 90% MASONRY REQUIREMENT OF THE OVERLAY. AND I'LL GET INTO A LITTLE BIT MORE DETAIL AS TO WHY THEY'RE ASKING FOR THAT. SO THIS SITE IS ACTUALLY LOCATED IN BOTH THE I-35 AND OLD HIGHWAY 81 OVERLAY.

SO THE I-35 OVERLAY, AS YOU ALL ARE AWARE, HAS VERY SPECIFIC REQUIREMENTS FOR SITE DEVELOPMENT AND BUILDING MATERIALS. THE OLD HIGHWAY 81 OVERLAY DOES NOT, SO THEY ARE REQUESTING AN EXCEPTION TO THE BUILDING MATERIALS PORTION. THE SITE OTHERWISE MEETS THE REQUIREMENTS OF THE OVERLAY. THE I-35 OVERLAY THAT IS. SO THE APPLICANT'S JUSTIFICATION IS THAT THE SITE DOES NOT FRONT OR HAVE DIRECT ACCESS FROM I-35. THE PROPOSED BUILDING IS SET BACK TOWARDS THE REAR OF THE PROPERTY. THERE'S ALSO A PRETTY SIGNIFICANT STREAM BUFFER THAT RESTRICTS THE BUILDABLE AREA ON THE SITE, AND THERE ARE A TON OF LARGE, MATURE TREES THAT ARE BEING PRESERVED THAT FURTHER REDUCE VISIBILITY FROM PUBLIC RIGHT OF WAY. AND THEN, AS I MENTIONED, THE INTENT AND SITE REQUIREMENTS OF THE OVERLAY DISTRICTS HAVE BEEN MET. SO STAFF ANALYSIS, GIVEN SOME OF THE SITE CONSTRAINTS IN THE NATURAL VEGETATIVE SCREENING AND MEETING THE SITE REQUIREMENTS, STAFF IS SUPPORTIVE OF THE REQUEST. GENERALLY, WE DO HAVE A COUPLE MODIFICATIONS THAT WE'RE GOING TO BE RECOMMENDING, AND I'LL GET INTO THOSE IN A SECOND.

SO YEAH, THAT BEING SAID, WE'RE GOING TO RECOMMEND APPROVAL WITH MODIFICATIONS THAT WILL BE STAFF'S RECOMMENDATION. SO HERE IS GOING TO GET A LITTLE BIT OUT OF ORDER. AND HOW I USUALLY PRESENT THESE JUST TO KIND OF GIVE YOU ALL A BETTER UNDERSTANDING. SO HERE'S THE SITE PLAN I KNOW IT'S A LITTLE BIT DIFFICULT TO READ IN SOME PLACES, BUT JUST KIND OF POINTING OUT WHERE THAT STREAM BUFFER STARTS AND THEN ALSO WHERE THE FRONT ENTRANCE TO THE BUILDING WILL BE. THAT PLAN RIGHT SIDE IS NORTH OLD HIGHWAY 81, AND THEN PLAN LEFT IS REALLY WHERE THE RAILROAD TRACKS ARE. SO HERE IS THE FRONT FACADE, THE MAIN ENTRANCE INTO THE BREWERY.

SO THIS ONE HAS THE MOST IN TERMS OF MASONRY. THERE'S SOME BRICK, DECENT AMOUNT OF BRICK AND STUCCO ON THIS FRONT FACADE. AND THEN THEY HAVE A CANOPY GLAZING, THINGS LIKE THAT. AND

THEN HERE IS THE FACADE THAT IS TECHNICALLY FACING NORTH OLD HIGHWAY 81 AND I-35. SO THIS NEXT SLIDE, AS YOU CAN SEE, THEY KIND OF HAVE THEIR THEIR LOADING DOCK AND THINGS LIKE THAT. SO THIS IS THE SIDE THAT WILL BE RECOMMENDING MODIFICATIONS TO. SO THESE ARE MY LOVELY POWERPOINT MODIFICATIONS THAT I'VE JUST DONE TO GIVE YOU ALL KIND OF AN IDEA. WE'VE DISCUSSED THIS WITH THE APPLICANT AND THEY'RE ON BOARD WITH THESE PROPOSED MODIFICATIONS. SO YEAH, THEY'RE LOOKING AT ADDING SOME SOME WINDOWS TO THAT KIND OF PLAN. RIGHT AREA. THE NEXT SLIDE I'LL SHOW YOU THE BUILDING FLOOR PLAN. SO YOU KIND OF SEE WHY THEY'RE NOT MAYBE LIKE FULL LENGTH WINDOWS. THAT'S ACTUALLY WHERE THE RESTROOMS ARE. SO YOU WANT THEM HIGHER UP. SO IT'LL JUST PROVIDE SOME NATURAL LIGHT BUT NOT TAKE AWAY ANY PRIVACY. SO AND THEN ALSO LOOKING AT EXTENDING THE AWNING AND THEN THE LOADING LOADING BAY DOOR AND SOME OF THE OTHER UTILITY DOORS AND THINGS LIKE THAT WOULD BE PAINTED TO KIND OF BLEND IN A LITTLE BIT MORE WITH THE STUCCO.

SO LIKE I SAID, HERE'S THAT KIND OF BUILDING FLOOR PLAN WINDOWS WOULD KIND OF GENERALLY BE ABOVE THOSE RESTROOMS. SO THAT IS WHAT WE ARE RECOMMENDING FOR THAT SIDE. THIS IS THE SIDE THAT IS TECHNICALLY FACING THE RAILROAD TRACKS. SO YOU'VE GOT A LITTLE BIT OF THAT BRICK KIND OF PEEKING OUT FROM THE FRONT FACADE. WHEN YOU'RE LOOKING AT THE SITE PLAN, THEY HAVE SOME LIKE FOOD TRUCKS AND PARKING AREAS.
